   Start by knowing your maximum budget and understand your mortgage financing options before you start looking at properties by consulting a trusted/certified Mortgage Advisor at your banking institution or a reputable Mortgage Broker to see if you're qualified. It is highly advisable that you have a minimum of 20% of Deposit/Down Payment in your bank account and a mortgage pre-approval before you start looking at properties.
   
   Remember there are additional costs on top of the purchase price including:
   - Property Transfer Tax
   - 5% GST (if new construction)
   - Mortgage Financing fees
   - Legal/Notary fees
   - Title Disbursement fees
   - Property Taxes
   
   There are no realtor commission fees to the Buyer, it is the Seller who pays the  commission fees for both the Buyer's & Seller's Agents on successful completion.
   
   
4. LOCATION?
   Things to consider when choosing the location of your next home:
• safety and security of the neighbourhood
• topography, landscapes & directions
• convenience for every day life (work, school, family, medical etc...)
• close to parks, community centre & recreation
• school catchment and private education
• access to public transit (skytrain, bus, etc...)
• proximity to commercial shops & services
• future development of the area based on the official city plans & rezoning
• reliable access to city utilities & services
5. TIMING?
   Does the Completion Date and Possession Dates work for you? If it's a Presale or New Construction property, are you able to handle any unexpected delays with completion?
