Located on the 95-acre site of the historic Fraser River Sawmill in South Coquitlam, Fraser Mills is a mixed-use, master-planned riverside community that will be developed over the next 25 years by Beedie Living. Upon completion, Fraser Mills will provide a variety of housing options for 4,700 households in 16 towers; commercial and retail space that will employ 1,500 people; and public amenities that include a waterfront aquatic centre, an urban plaza, foreshore walkway, and 9.4 acres of usable parkland.


At full build out, Fraser Mills will consist primarily of market condominiums and stacked townhomes, but also include 118 market rental and 117 non-market rental apartments. A diverse range of commercial space will become home to cafes, a supermarket, restaurants, shops, offices, and light industrial space, such as Olivier’s La Boulangerie bakery which is already operating onsite. A seasonal farmer’s market and food trucks will add variety to the community’s food options. In addition to the green space on the Fraser Mills parkades, amenities will also include bike trails, a soccer pitch, tennis courts, open gathering spaces, and public art. To strengthen connectivity to the Lower Mainland municipalities, Beedie’s development plan includes cycling infrastructure, resident transit passes, car sharing, and enhanced transit service to the Braid Skytrain station.
